Those living in the North East and Yorkshire and the Humber pay the least to rebuild—a house in Leeds or Durham costs around £269,000 on average to rebuild.

Homes are the most expensive to rebuild in London and the South East. For example, a 1,400-square-foot semi in Wandsworth, London has an estimated rebuild cost of £373,000—39% higher than in the North East or Yorkshire and the Humber.

Cost to Rebuild a House by Size of Home

Rebuild cost also depends on the size of a house. But while a bigger home costs more to rebuild than a smaller home, a house that's twice as big doesn't cost 2X as much to rebuild. Especially if it has multiple stories. This is because a house has one foundation and one roof regardless of the number of floors. For example, a 1,000-square-foot house in St. Austell costs around £237,000 to rebuild while a 2,000-square-foot home would cost around £395,000—a home 2X as big costs around 1.7X as much to rebuild.

Methodology

We used estimates from BCIS (The Building Cost Information Service of RICS) in order to determine rebuild costs in different areas of the UK and for different size homes. The rebuild costs reflect a home located outside of the center of a large town in each region. The sample home was built in 1960, is made of brick with a tile roof, and is a 2-storey, semi-detached home. These are estimates only and do not reflect the quality of finish or other factors. Rebuild costs can vary depending on a number of factors in addition to location and size, such as building material (e.g., brick, timber, concrete, etc.), roof (e.g., tile, shingle, metal), age of the property, whether or not it is a listed building, etc.

Rebuild costs include an allowance for demolition and site clearance costs, including removal and disposal of the debris and weatherproofing and support of adjoining structures, as well as survey consultant and local authority fees. Rebuild cost is not related to the market value of your home—the market value will reflect the cost of land in your local area and therefore varies significantly depending on where you live.

Note, we used St. Austell as the test case when varying size of the property because rebuild costs in St. Austell are generally very close to average rebuild costs across the UK.
