Indeed, they consider themselves to be a 'one-stop-shop' for landlords, tenants and lettings agents which may appeal to those looking for comprehensive cover all under one roof.

With this bespoke cover Let Alliance offers a range of benefits that might appeal to landlords who have struggled to find specialist cover elsewhere. For example, Let Alliance covers a variety of different tenants that other insurers might deem 'too risky' to insure, such as DSS, student and Asylum seekers.

Furthermore, not only do they offer coverage for single buy-to-let properties but for landlords with property portfolios, with some appealing discounts as well!

So how is Let Alliance viewed by independent experts and verified customers? Well, in terms of customer experience overall Let Alliance scores very highly across the board. With an almost perfect rating of 4.9 out of 5 across both their Facebook and Trustpilot reviews alike, it appears that customers are very happy with the service and products they have received.

Overall, Let Alliance performs well in terms of customer experience and satisfaction. Across 2721 reviews on Trustpilot it averages an 'excellent' rating of 4.8 out of 5, with its company Facebook page showing the same across over 2,200 reviews. The trouble here is that this does not reflect Let Alliance's landlord insurance offer specifically, rather, the company as a whole. Nevertheless, it's a good sign that their existing customers are seemingly happy with the service and product they have received.

From our research we found landlord insurance specific customer ratings hard to come by, only Smart Money People offered a rating of 4.4 out of 5 which is a very strong score indeed. However, this rating is based on feedback left by a small sample size of only 28 customers so it's important to exercise caution here. Whilst this doesn't invalidate these customers' positive experiences, we'd recommend using this rating as a guide only.

As we mentioned, landlord insurance specific feedback was more difficult to come by (as is often the case!) however through our research we did manage to find a few testimonials that highlight areas that Let Alliance do well. In particular, we found many customers were quick to praise Let Alliance on their friendly and personal customer service, with their advisors expertise helping them to understand which policy was right for their needs.

We also saw that Let Alliance was a hit amongst first-time landlords, who again found their customer advisors to be extremely understanding and took the time to clearly explain the cover options available to them. What could Let Alliance Landlord insurance improve on?

As always, there is inevitably room for improvement. As we have seen, customer reviews and ratings are overwhelmingly positive for Let Alliance however we did find a handful of negative experiences that we feel are important to keep in mind. We should stress that these really are few and far between, but the ones we did see were mainly from customers frustrated at slow communication, whereas another highlighted 'loop holes' in their policy.

How much is Let Alliance Landlord insurance?

We have compiled quotes for a 1 bedroom flat located outside of London in a mid-sized town, with a rebuild value of £200,000. We found that for a no-frills policy with buildings insurance and property owners liability of £5 million as standard, the quote we received from Let Alliance falls somewhere in the middle compared to the other providers we sampled. With a sample quote of £202, Let Alliance is slightly more expensive than the average quote cost of £180 (9% more expensive, in fact!).

What with Let Alliance receiving an 'average' rating for features, it is reassuring that the price largely appears to reflect this. Let's take a closer look at what is and isn't included as standard in Let Alliance's landlord insurance cover to see if it really does give you what you pay for.

What is/isn’t covered by Let Alliance's Landlord insurance?

Let Alliance includes a range of different types of cover in their standard landlord insurance policy, and for a relatively average price you are getting a surprisingly good package! Here is some of what is available as standard in their buildings and contents policy:

  • Buildings insurance: covers the cost of repair if your property is damaged as a result of events such as fire, smoke, explosion, lightning, storm and flood. This also covers any damage or loss as a result of theft or attempted theft, subsidence, landslip or heave. Up to £500,000 buildings sum insured as standard or up to £1 million on request.
  • Landlords contents: if any of the contents you provide to your tenants are lost or damaged as a result of any of the events above (as well as any others outlined in your policy) this will cover the cost of repairing or replacing these (up to £50,000).
  • Loss of rental income and alternative tenant accommodation: similarly to the above, if you end up losing rent due to the fact your property has been made uninhabitable, Let Alliance will also protect you against these losses as well as the cost of providing suitable alternative accommodation for your tenants until your property has been made habitable again. Note, Let Alliance caps this at 20% of the buildings sum insured, for up to 12 months.
  • Accidental damage: note, this applies only fixed glass, sanitary fixtures and ceramic hobs
  • forming part of the building as well as underground pipes, cables and services of your rental property for which you are responsible.
  • Landlord liability (£5m): this will cover the costs if a third party makes a claim against you for suffering sickness, injury or if their property is damaged as a result of your actions or your property.
  • Replacement locks (£1,000 limit): as standard, Let Alliance will cover the cost of replacing locks and keys as a result of theft or loss.

If a landlord has employee's, the requited-by-law employer's liability insurance is also included, up to £10,000,000.

Optional add-ons

  • Accidental damage to landlord contents: if the property structure or any contents you supply for your tenants is damaged by accident, this type of cover will help with the costs of replacement or repair. For example, if a tenant spills red win over the fitted carpet in your rental property leaving a large stain, this type of cover will apply.
  • Malicious damage by tenants: if a tenant intentionally loses or damages your property or any contents that you supply, Let Alliance will cover the costs associated with repair and or replacement.
  • Landlord home emergency cover (limit of £500 per claim): in the event of an emergency Let Alliance will offer cover for call-out costs, labour and parts required to resolve the issue. This applies to events such as gas and electricity system failure, boiler breakdown, damage, blockage, breakage or flooding to plumbing and drainage as well as damage or failure of external doors, windows or locks.   • Landlord rent guarantee and Landlord legal expenses (up to £50,000): landlord rent guarantee insurance will cover you if a tenant is unable to make rental payments regardless of whether your property is habitable or not (e.g. if the tenant has recently lost their job). Let Alliance will also cover costs associated with breaches of the tenancy agreement by the tenant, including expired section 21 notices. Note — this is limited to £3,500 per month and certain conditions apply, e.g. sufficient pre-tenancy reference checks in place. Let Alliance will also provide access to a legal advice helpline as well as covering the cost of unexpected legal fees associated with e.g. repossession, rent recovery, damage to your property, nuisance and trespass.

Exclusions: What isn’t included?

As with almost any type of insurance, landlord insurance often contains some exclusions that are good to be aware of so you don’t get caught out. Let Alliance is no different so we’ve outlined a few key ones below:

  • Any damage or events that you were aware of before the policy start date: a common exclusion that is often missed, so make sure you triple check when your cover officially starts!
  • War, pollution, nuclear attacks etc.: If your property is damaged as a result of events associated with these events (e.g. if, rather unfortunately, your property suffers damage from a nuclear attack) you will not be covered
  • Any damage resulting from faulty design, materials or poor workmanship
  • Any gradually occurring damage i.e. natural wear and tear or damage that would be expected as a result of aging
  • Damage caused by frost, damp, dry-rot
  • Damage caused by pets or other animals

Another key point to remember as a landlord of a rented property is that if your property is unoccupied for longer than the period of time outlined in your policy any damage or losses that occur within this time will often not be covered by your insurer.

The policy we received from Let Alliance offers an unoccupancy period of up to 90 days (longer than many other insurers!) but we always recommend minimizing the length of time your rental property is vacant regardless to avoid the risk of theft or burglary.

How does Let Alliance Landlord Insurance Compare to Competitors?

Let Alliance Landlord Insurance vs LV= Landlord Insurance

One of the UK’s leading providers, LV= specializes in many different insurance areas. This multi-award winning provider receives glowing customer feedback so is certainly a firm favourite amongst experts and customers alike. Not only that, its cover is higher rated, meaning it’s considered to offer than the market average.

Though some customers have noted higher renewal fees and lack of rewards for loyal customers, we found LV= to be one of the cheapest providers we sampled from so it might be worth taking a look. Even with its low price LV=’s coverage certainly packs a punch — its extensive cover includes £5m landlord liability, accidental damage, malicious damage by tenants as well as loss of rental income as standard.

Bottom Line: Don’t be fooled by the low premiums, LV= is certainly an option for price-savvy landlords looking for a value offer without compromising on cover.

One of the most affordable insurers we sampled from, Alan Boswell certainly doesn’t lack in its cover. As standard, they cover many of the ‘essentials’ included buildings, contents, landlord liability, employer's liability as well as accidental damage and malicious damage by tenants!

That being said, for landlords looking for rent guarantee, legal expenses or landlord home emergency insurance — this will come at an extra cost. However, with excellent expert and customer ratings across the board and a low sample price to boot… it’s certainly worth considering.
