Towergate was first created in 1997 and has since grown into an international powerhouse, working with some of the UK's (and worlds!) leading insurance providers including AXA, Aviva and Zurich. With a panel full of experts, Towergate prides itself in offering comprehensive and flexible cover to suit your specific needs, shying away from the 'one size fits all' philosophy.

Because of this Towergate is able to offer insurance covering a wealth of different areas of the market, from boat, car, equine, tradesman, landlord insurance and everything in between. Furthermore, Towergate provides a range of specialist policies covering even the most 'risky' tenant types — from DSS, students to asylum seekers!

Whilst this level of flexibility is good in some ways and provides options for landlords who have been unable to find cover elsewhere, it can be a nuisance in others. Namely, when trying to review a specific insurance offer!

In the case of Landlord insurance, it is slightly more difficult to determine whether Towergate's product is the same, better or worse than its rivals. As Towergate works closely with a panel of insurance experts who underwrite their policies, it can be difficult to say whether there overall landlord insurance offer is truly worth it. Your specific landlord policy and level of coverage will vary significantly depending on the insurer that has underwritten your policy, in simple terms, the insurer responsible for deciding who and what is covered in your policy and at what cost.

If we take Towergate in its entirety it appears to be highly regarded by its customers. It has earned a Feefo rating of 4.6 out of 5 which indicates an exceptional customer experience. However, this along with many other star ratings and reviews for Towergate are not landlord insurance specific.

Taking the company as a whole (i.e. not landlord insurance specifically), it would appear that customers are generally satisfied with their experience which is a good sign to begin with. Towergate scores a very impressive 4.6 out of 5 according to Feefo, and this is across over 4,200 ratings from this past year alone! We found very mixed reviews for Towergate, though it's important to remember that these ratings are a reflection of the company as a whole and not their landlord insurance specifically. With this in mind, it's best to take these ratings with a pinch of salt.

Towergate scores exceptionally well for its customer experience according to Feefo, earning a very high 4.6 out of 5 (from over 26,000 customers! this seems to be where most customers leave their reviews...), and the same can be said for its Trustpilot rating, where they score a 'great' 4.2 out of 5 (and it's risen recently, a sign of improving experience for customers). Unfortunately, Towergate is rated a disappointing 1.1 out of 5 according to the customer ratings website Review Centre. This latter figure is based on a small sample size of 84 reviews however, and whilst this alone does not invalidate this rating completely we would recommend not taking this figure at face value!

When we look at feedback from verified landlord insurance customers there are a few areas that Towergate appear to perform well in. Positive reviews tend to highlight their knowledgeable customer advisors who have an ability to communicate complex information in a clear and easy to understand way. Many other customers praise Towergate on their specialist cover, particularly for more 'unique' situations involving non-standard properties.

It appears that Towergate's main strength is that is has found its niche in the market and does this well, so may an option for any landlords who have struggled to find more bespoke coverage elsewhere.

What could Towergate Landlord insurance improve?

As with all insurance products there is certainly room for improvement, and from our research we noticed a few different areas we feel it's worth keeping in mind.

Customers have called out a less than stellar customer service experience, with many becoming frustrated with 'unhelpful' and 'rude' staff. Many have also expressed that their claims process can be difficult and more complicated owing to the fact Towergate is an insurance broker rather than the provider. Because of this it is difficult to deal with them directly, instead having to go through third-party underwriters and we found many customers have highlighted that this makes them feel like Towergate simply does not care for them.

Of course, it is important to note the fact that sometimes customers simply overlook the fine print within their policy. It’s no surprise given how long landlord insurance policy documents can be and the fact they are full of jargon and come with a long list of conditions and exclusions!

How much is Towergate Landlord insurance?

As we discussed previously, Towergate is slightly different to other landlord insurance providers as they work with a panel of insurers, all of whom determine who and what is covered, along with how much this cover will cost. So, when you request a quote for landlord insurance through Towergate you will find you are given a variety of quotes from different members of this panel, and these will often range in price, too.

Keeping this in mind, we have compiled quotes for a 1 bedroom flat located outside of London in a mid-sized town, with a rebuild value of £200,000 to give you a view of what a no-frills policy could cost you. We found that with buildings insurance and property owners liability of £2million as standard, Towergate provided us with a sample quote of £220 — the fourth most expensive quote we received! In fact, this sample quote is 12% higher than the average across all the sample quotes below.

What is/isn’t covered by Towergates's Landlord insurance?

First let's take a look at what was included within our sample quote of £220, for a 1-bedroom flat in the UK with a rebuild value of £200,000. The specific policy offered to us was underwritten by Pen Underwriting, so the type and level of cover offered to you may differ if your policy is underwritten by a different provider or is simply a different policy from Pen.

  • Buildings insurance: covers the cost of repair if your property is damaged as a result of events such as fire, storm, subsidence, heave, settlement as well as theft or attempted theft.
  • Landlords contents: if any of the contents you provide to your tenants are lost or damaged as a result of any of the events above (as well as any others outlined in your policy) this will cover the cost of repairing or replacing these.
  • Accidental damage: if the property structure or any contents you supply for your tenants is damaged by accident, this type of cover will help with the costs of replacement or repair. For example, if you a tenant spills red win over the fitted carpet in your rental property leaving a large stain, this type of cover will apply.
  • Landlord liability (£2m; may differ by insurer): this will cover the costs if a third party makes a claim against you for suffering sickness, injury or if their property is damaged as a result of your actions or your property
  • Alternative tenant accommodation (£40,000 limit; may differ by insurer): if your property has been made uninhabitable (e.g. due to flood) Towergate will cover the cost of alternative appropriate accommodation for your tenants for the period of time it takes to ensure the property has been made habitable again
  • Loss of rental income: similarly to the above, if you end up losing rent due to the fact your property has been made uninhabitable, Towergate will also protect you against these losses as well as covering additional costs and expenses including re-letting the property and associated legal fees in trying to void/limit the loss of income. Note, the specific policy we received covers the costs for up to 25% of the contents, fixtures & fittings sum insured so be aware of any limits outlined in your own policy.
  • Replacement locks (£2,500 limit; may differ by insurer): as standard, Towergate will cover the cost of replacement locks and keys as a result of theft or loss
  • Malicious damage and theft by tenants (£5,000 limit per claim; note some policies may not include this as standard): if a tenant intentionally loses or damages your property or any contents that you supply, Towergate will cover the costs associated with repair and or replacement
  • Unauthorized use of water, electricity and gas: will help cover the costs following unauthorized use of these services supplying your property, for which you are legally responsible
  • Underground pipes and services: applies to accidental damage to drains, pipes, cables and tanks that provide services to and from your property, and for which you are legally responsible

Optional add-ons

In addition to the coverage above, which may or may not be included as standard or available as ad ons, the following coverages may be available as well:

  • Landlord legal expenses: Towergate will provide access to a legal advice helpline as well as covering the cost of unexpected legal fees associated with e.g. repossession, rent recovery, damage to your property, nuisance and trespass
  • Landlord home emergency cover: in the event of an emergency (e.g. a boiler breakdown), Towergate's panel of insurers will often offer cover for call-out costs, labour and parts required to resolve the issue. Note, this may not be offered by all insurers that underwrite Towergate's policies, so don't get caught out here.
  • Landlord employers liability insurance: if you employ someone, by law you must have employers liability insurance (note: there are some exemptions). Some of the insurers that Towergate work with will offer additional cover for compensation payments and legal costs if an employee suffers a work-related illness

Missing features

There are some features that either aren’t offered in Towergate's standard cover or aren’t available to purchase as an add on. These features are worth knowing about as they do provide that added layer of protection if something were to happen and could save you a lot of money, so going without these could be risky.

  • Landlord rent guarantee: Unlike loss of rental income, landlord rent guarantee insurance will cover you if a tenant is unable to make rental payments regardless of whether your property is habitable or not (e.g. if the tenant has recently lost their job). The policy we received from Towergate did not offer rent guarantee, although check your policy wording carefully as you may find some provide this as an optional add-on. Nevertheless, ensuring you have a stable source of income from your rental payments is incredibly important so think carefully about whether you would be comfortable proceeding without this security.

Exclusions: What isn’t included?

As with almost any type of insurance, landlord insurance often contains some exclusions that are good to be aware of so you don’t get caught out. Towergate and their panel of insurers are no different, so we’ve outlined a few key ones below:

  • Any damage or events that you were aware of before the policy start date: a common exclusion that is often missed, so make sure you triple check when your cover officially starts!
  • War, pollution, nuclear attacks etc.: If your property is damaged as a result of events associated with these events (e.g. if, rather unfortunately, your property suffers damage from a nuclear attack) you will not be covered
  • Any damage resulting from faulty design, materials or poor workmanship
  • Any gradually occurring damage i.e. natural wear and tear or damage that would be expected as a result of aging
  • Damage caused by frost, damp, dry-rot
  • Damage caused by pets or other animals

Another key point to remember as a landlord of a rented property is that if your property is unoccupied for longer than the period of time outlined in your policy, any damage or losses that occur within this time will often not be covered by your insurer.

The policy we received from Towergate (underwritten by Pen Underwriting) offers an unoccupancy period of 30 days, but we always recommend minimizing the length of time your rental property is vacant regardless to avoid the risk of break-ins and theft.

How does Towergate Landlord Insurance Compare to Competitors?

To better understand the value of Towergate Landlord insurance you need to look at it in the context of other available options. We compared it to other plans in the market so you can see which may be more suitable for you.

Towergate Landlord Insurance vs AXA Landlord Insurance

With top-rated features and an ‘excellent’ customer experience rating of 4.3 out of 5, AXA is certainly a firm favourite amongst experts and consumers alike. And for good reason — this multiple-award winning provider goes the extra mile, offering a 24 hour glass-replacement service, inflation protection and free access to a 24 hour emergency helpline for emergencies and legal advice.

AXA appears to hover around the same price point as Towergate, and they offer an exceptional level of standard cover which includes accidental damage, loss of rental income and malicious damage by tenants. With a range of discounts for both new and existing customers, it is certainly worth considering.

Bottom line: AXA could be another ideal choice for landlords looking for a policy that covers (almost) all the bases, without the need to factor in extra costs incurred by adding on optional extras.

Towergate Landlord Insurance vs CIA Landlord Insurance

Specializing in non-standard property and tenant types, CIA works with a panel of leading insurers to ensure you get the right level of coverage. This means it is excellent for comparing cover and prices, however, this does also mean it can vary depending on the insurer who has underwritten your policy. At the lower end, our research found CIA to be one of the cheapest options on the market, but at the highest end we found it to be one of the most expensive, so it's certainly worth taking a look!

Nevertheless, CIA offer a high level of standard cover — typically this includes buildings, contents, accidental damage, loss of rental income and employer's liability, rivaling Towergate. Unlike Towergate, however, CIA offers rent guarantee which provides an added layer of financial protection should you want it.

Bottom line: with excellent customer feedback, CIA could be perfect for landlords looking for comprehensive cover with the freedom to tailor their cover to suit their needs. CIA is also an excellent contender for landlords renting non-standard properties or to more risky tenants.
