What is pcm rent?

'PCM' rent means the rental cost 'Per Calendar Month'. Rents in the UK are either quoted on a monthly or weekly basis. If you see a rent quoted 'pcm' then it's the monthly cost.

What is pw rent?

'PW' rent means the rental cost 'Per Week'. Rents in the UK are either quoted on a monthly or weekly basis. If you see a rent quoted 'pw' then it's the weekly cost to rent the property.

How to calculate calendar month rent

To convert a weekly (pw) rent to a calendar month (pcm) rent, first multiply the weekly rent by 52 weeks (to calculate the rent cost for the whole year) then divide by 12 months (to convert the annual rent figure to a monthly figure).

  • Multiply the weekly rent by 52 weeks to get an annual rent
  • Divide the annual rent by 12 months to get a monthly rent

Example: You want to covert a weekly rental price of £200 pw into a pcm figure. First multiple £200 per week by 52 weeks to get an annual rental cost of £10,400. Then divide this annual figure of £10,400 by 12 months to get a rent cost of £867 per month.

How to calculate weekly rent

To convert a monthly (pcm) rent to a weekly (pw) rent, first multiply the monthly rent by 12 months (to calculate the rent cost for the whole year) then divide by 52 weeks (to convert the annual rent figure to a weekly figure).

  • Multiply the monthly rent by 12 months to get an annual rent
  • Divide the annual rent by 52 weeks to get a weekly rent

Example: You want to covert a monthly rental price of £900 pcm into a pw figure. First multiple £900 per month by 12 months to get an annual rental cost of £10,800. Then divide this annual figure of £10,800 by 52 weeks to get a rent cost of £208 per week.

Note: The calculations used here are designed for ease of use, in that they assume 52 weeks per year. There are technically 52 weeks and one day per year (or two in a leap year). As a reader pointed out, if you wanted to be extremely exact, you'd multiply a monthly figure by 12, then divide by 52.14 weeks (which is 365 days / 7 days per week ... but 8 days for a leap year?!). Or vice versa. Using this method is technically more accurate BUT people find it more confusing and you essentially get the same result.

For example, using the shortcut math used in this article translates a £1,000 pcm into £230.8 per week; using the more complicated math you'd get £230.1 per week—a difference of only 70p per week which is essentially a rounding error. Our takeaway is that it's better for most people to use the simplified math, but it's up to you!
